Land Ownership

The Ocean Village Quarter has a number of landowners, although the area is dominated by two primary freeholders:

 — MDL Marinas: Holds the most significant portion of the site, covering the marina basins and the majority of the central area.

 — Southampton City Council: Owns strategic land parcels along the northern and north-eastern boundaries.

 Associated British Ports (ABP) have a significant interface with OVQ at the western and southern interfaces, including land critical to port operations and access roads including European Way.

What defines the Ocean Village Quarter today?

The Ocean Village Quarter is predominantly residential, shaped by a mix of housing from the 1980s and more recent waterfront development.

 Ocean Village comprises a 32ha area (25ha excluding the marina), balancing maritime operations with residential and commercial uses.

The predominant land use within the Ocean Village Quarter is residential with a range of housing types across the area. Much of the eastern extent of the area within the Ocean Village estate comprises housing constructed in the 1980s.

The waterfront redevelopment during the 2010s is characterised by residential apartments, within some ground floor commercial uses. A number of commercial uses are contained across the area including a number of 1980's era office blocks.

Building Heights

The site features a varied building height profile, ranging from low-rise terraced housing to the 74m Moresby tower completed in 2015.

 Recent development has set a precedent for taller buildings within the quarter, a position supported by the Council in the emerging Local Plan. Building heights are restricted across the area due to proximity to the Southampton Airport flight path.
