Development Density: Approach to Height

Careful consideration must be taken in curating the skyline, built form and massing within OVQ in a way that presents a land mark configuration, and reflects the waterfront position within the city centre. Height is limited due to proximity to the Southampton Airport flight path. Although further work will be required in taking schemes forward, the following scenarios have been tested that demonstrate the parameters for bringing forward development.

Massing Principles

  1. It is proposed that tall buildings will be strategically distributed to create a curated skyline and become an icon for the city, visible from primary viewpoints.

  2. New building heights are proposed to step down towards the waterfront to allow for views and a curated skyline.

  3. Building heights within the Canute Conservation Area are propsoed to respect the historic character and scale.

  4. Creating a landmark building visible from Itchen Bridge is proposed, marking the entrance into the city.
